FOUR Frankfurt: Residential Tower T2 with Secured Financing – Hogan Lovells advises Groß & Partner

The financing for the mixed-use residential tower T2 within the FOUR Frankfurt project has been successfully finalized. This ensures the tower's financial viability just in time for the completion of the initial spaces and allows for independent management during the forthcoming finalization and marketing phases.  

Despite facing a challenging market environment, a solid and independent foundation has been established for T2. Meanwhile, the commercial leasing process is entering its final stage. The foundation for this progress lies in a financing concept that facilitates the tower's transition from the development phase to completion. The financing volume was secured in collaboration with an internationally operating financing partner.  

"The financing provides stability and clarity for the next stage. T2 is now economically robust and prepared for its upcoming completion as well as a targeted marketing strategy," says Monika Kubiesa, Authorized Signatory at Groß & Partner.  

"Under the current market conditions, we have succeeded in realising one of the most significant individual project financings of this kind in Germany," adds Nikolaus Bieber, Managing Partner at Groß & Partner.  

The 173-meter-high T2 tower is designed as a mixed-use residential building. A new EDEKA supermarket opened on the lower floor in November 2025. The offering is complemented by a fitness studio, retail spaces, and dining facilities on the ground and first floor. The upper levels house both subsidized and privately financed apartments, with the mix of uses set to be further expanded soon. Additionally, a premium dining space with a wine bar is being developed on the sixth floor. The unit spans over 500 square meters and includes two outdoor terraces encompassing approximately 150 square meters, which are connected to the publicly accessible rooftop garden.  

Led by partners Dr. Christian Herweg and Dr. Dirk Debald, global law firm Hogan Lovells has provided comprehensive advisory services to Groß & Partner on all significant financial, corporate, tax, and real estate aspects of the transaction. A multidisciplinary, cross-border team advised on the transaction, drawing on its experience in complex real estate financing and large-scale urban development projects.

FOUR Frankfurt stands as one of Europe’s most ambitious high-rise projects. Centrally located in the city’s downtown area, the development consists of a quartet of towers built atop a multi-level podium, offering approximately 213,000 square meters of gross floor area. Three of the four towers have already been successfully handed over to their respective owners.  

Designed by UNStudio, the district melds modern office spaces, approximately 600 residential units, hotels, dining establishments, retail venues, and accessible public spaces – including a rooftop garden on the sixth floor of T2. With its diverse uses and open, permeable concept, the district significantly contributes to the urban appeal and quality of life within Frankfurt’s city center. Up to 1,500 people will reside here, with approximately 4,500 jobs created to date. The outdoor areas are now nearing completion.
